We had a cold spell here in Anchorage in January where it was -20 degrees for three weeks and I had three mobile homes out of 32 that froze. I told my tenants to leave the water dripping but there is always some who do not follow instructions. I put heat tape under most of the pipes at my places otherwise all 32 would freeze and it takes a least two hours of heating them up to get them unfrozen.
