Take a lok ar something called a Redytemp it work using heated water fm the water heater. Install is simple and circulates water through hot and cold lines every 5 or so minutes. Best of all it uses only a fraction of the energy that heattape.

I have a bunch of mobile homes and frozen pipes are my number one enemy in the winter time. We had a cold spell here in Anchorage in January where it was -20 degrees for three weeks and I had three mobile homes out of 32 that froze. I told my tenants to leave the water dripping but there is always some who do not follow instructions. I put heat tape under most of the pipes at my places otherwise all 32 would freeze and it takes a least two hours of heating them up to get them unfrozen.

I just found out my ski cabin pipes are totally frozen...all water in toilets is frozen...and the house is like a refrigerator...we had a thermostat problem and the house stopped being heated...what will likely be the damage to the property as a result of this?
